Common Floor Problems in Local Garages
- Salt pitting and spalling: years of salty winter slush break down the surface, especially near the garage door and where cars park
- Cracks: shrinkage and settlement cracks are common. Most can be filled before coating
- Old paint or DIY coatings: peeling patches must be removed, not coated over
- Oil stains: deep oil contamination may need extra cleaning or grinding to get a good bond
- Uneven or sunken slabs: these may need concrete work beyond what a coating installer handles
What Grinding Does
Diamond grinding removes the weak top layer of concrete along with sealers, stains and old coatings. It opens the surface so the coating can soak in and grip. It's the main difference between a professional install and a kit, and it's dusty work, so ask how dust is controlled (vacuum-attached grinders are the norm).
Repairs Before Coating
Cracks are typically chased out and filled with a repair compound. Pitted and spalled areas are patched or skim-coated to bring the surface back to level. Control joints can be filled or honored, depending on the look you want.
Structural problems, like major settlement or heaving, are a job for a concrete or foundation contractor.
Questions
Will cracks come back through the coating?
Moving cracks can telegraph through any coating over time. Static cracks that are properly filled usually stay hidden. Your installer can tell you which is which.
How long should new concrete cure before coating?
A common guideline is about 28 days for new concrete, but moisture, not just age, is what matters. Your installer will test before coating.
