Typical Ranges
| Space | Typical range (installed) |
|---|---|
| 2-car garage, flake system | Often about $1,500–$6,000 |
| Per square foot, full flake system | Often about $4–$12 |
| Basement floor | Often about $3–$10 per sq ft |
| Commercial floor | Often about $3–$12 per sq ft, depending on the system |
| Heavy repair / old coating removal | Often adds about $1–$4 per sq ft |
These are typical ranges for planning, not quotes. Your price depends on the floor, the system and the installer.
What Moves the Price
- Size: a bigger floor costs more in total, but often less per square foot
- Condition: salt pitting, spalling, cracks and oil contamination add prep time
- Old coatings: peeling paint or a failed DIY epoxy has to be ground off
- Moisture: high-moisture slabs may need a special primer
- System: polyaspartic and thicker multi-coat systems cost more than a basic epoxy
- Extras: stem walls (the low concrete curb along the walls), stair landings, anti-slip additives and custom flake blends
How to Compare Estimates
- Prep methodIs it diamond grinding or acid etching? Grinding is the professional standard.
- The system, coat by coatWhich base coat, how much flake (partial or full broadcast), and which top coat?
- Repairs & warrantyWhat crack repair is included, and what does the warranty actually cover, and for how long?
A lower price with acid etching and a thin single coat isn't the same product as a ground, multi-coat flake system. Ask each installer to write down exactly what's included.
Best Time to Book
Spring through fall is the busiest season for garage floors in the Hudson Valley, since many products have temperature limits. Booking early in spring, or choosing a system rated for cooler conditions, can help with scheduling.
Questions
Why do quotes vary so much?
Different prep methods, coating thickness, flake coverage and top coats. Compare the full scope of work, not just the total.
Is a garage floor coating worth it?
For many homeowners, yes. It protects the slab from salt, makes cleanup easy, and makes the garage more usable. Whether it's worth it for you depends on how you use the space and your budget.
